Gee, It’s Been Quiet Around Here

… which largely is because it’s been anything but quiet away from the computer screen.
November-December is supposed to be a dead time in the real estate game, the time of year where you collect your receipts, work on your websites and otherwise begin gearing up for the following year. But that’s not at all the case when you’re working in active adult communities and/or with a gaggle of Canadian buyers looking for a winter residence, retirement or otherwise.
WEDNESDAY
We took in about a half-dozen homes in and around for Arrowhead Ranch for a buyer who wants to purchase in February. But as often happens she finds the right house well ahead of schedule … the debate begins
Wednesday night I took a new land listing in Surprise. That single-property page will be online later today, a little later than normal but for readily apparent reasons.
THURSDAY
A wonderful six-hour trek to the far East Valley to tour eight or so resale homes in far East Mesa for Canadian buyer number one. One seems like it might do the trick but doesn’t survive the nightly recap of properties.
FRIDAY
Four properties in the morning, catch-up paperwork in the afternoon and the chance to meet Chris Butterworth while winding down at Rock Bottom. Not a bad day.
SATURDAY
Second viewing of the home from Wednesday and lunch spent writing an offer. Followed immediately by a tour of new builds for friends I know are in the market for a home with a downstairs bedroom/bathroom suite. Followed by an additional property and computer searches for Friday’s buyer, interrupted by the news my wife’s car was rear-ended. Once we figure out everyone’s okay and the car can drive, I finish up before heading home at the tail end of a 10-hour day.
SUNDAY
Brief blog post followed by a listing appointment in south Phoenix and some new builds and resale homes in Gilbert/East Mesa. In truth I rarely venture that far east but I’ve taken this client this far and am determined to see it through.
Why the itinerary? Because in the 11 days spanning last Sunday through this coming Wednesday I’ll have taken on four new listings, prepared for another and viewed homes with seven separate buyers (with one more waiting in the wings and one more AWOL) all at a time of year where the biggest concern usually is hanging Christmas lights.
(Yes, you read that right … it’s a long story.)
And all of this is transposed against real estate market perceived by some as being in free fall, though there seems to be more anecdotal evidence that the brakes are being applied to the drop than otherwise.
Just goes to show you can’t really predict what will happen.
