After writing about the recent situations where my clients were too late with their offers, I thought I’d poke around the Arizona Regional MLS a little bit.
Over the past seven days, 948 single-family homes in Maricopa County have been switched to Pending status. This may be a very significant fact as it could indicate sales on the horizon. Or it could be insignificant as there’s no guarantee of a closing at the end of the rainbow.
Since Tuesday’s absorption rate update, there has been a net increase of inventory of 300 homes. This could be significant. Or it may not be significant.
There have been 2,000-odd sales over the past 30 days (and the first day of the period was Christmas Day.) This could be significant. Or not.
I’m open to other interpretations.
