Emerging from the Rabbit Hole

Or, at least, shifting the insanity that is the current debates over online real estate to my long-forgotten Real Estate 1 Point 5 site since there’s a more than excellent chance that I’m starting to bore my three readers.

Once upon a time this was of less concern – I happily wrote about national issues as often as local. And while this still isn’t the place to learn about the community sale that’s happening up the block from you, it makes a lot more sense to focus on the local market as national matters have less impact here, at least right now.

For instance, we’ve now slipped below 8,300 detached homes across Maricopa County, a number I expect to drop over the next two days for two reasons – bank owned agents will be updating this weekend’s sales in the morning and there should be some month-end expired listings disappearing on Tuesday.

If there is a wave of homes waiting in the wings, by all means bring it to shore.

    There’s a Cape Cod in the same subdivision for $157k.  That’s a well laid out two-story home with around 2,200 square feet.  A little more money, in the $175k range, gets you a single story, 2,149 square foot 4 bedroom off the 303 at the southern end of Surprise.  All by the same builder.

    A couple of other builders have nice one story spec homes in Waddell, Surprise and Goodyear.  Expect to pay in the $170’s and up now.

    In the Phoenix market, it’s extremely helpful to be represented by a knowledgeable agent when negotiating with a builder.  That’s especially true if you don’t live in the area and/or you are not familiar with construction.  A good agent will guide you to the better builders and locations and make sure things go smoothly.  The agent’s commission is a marketing cost to the builder.
