Garbage In, Garbage Out on the Phoenix MLS

Jonathan Dalton, Phoenix Real Estate AgentHey, have you heard that Super Bowl XLII is being played this weekend? Right here in Glendale Arizona, at the University of Jobing Stadium adjacent to the Westgate City Center?

Not so surprisingly, desperate home owners have decided to try and make whatever cash they can off the big game by renting out their homes to those coming to the game.

Never mind that the stadium holds less than 70,000 people or that a significant number of those tickets go to corporate types who probably are getting rooms at the Ritz, the Princess or the Phoenician paid for out of the expense account.

Everyone unable to sell their home’s decided they can get up to four figures a day from people looking to come try and pay up to $4,300 for a ticket to the game.

Genius, huh?

The result: an inordinate number of listings in the Arizona Regional MLS rental section that aren’t really rentals. Call it the rental equivalent of the short sale.

One prospective renter called today on a house listed at $1,500. Except it’s not $1,500 a month. The house isn’t even available past this week. It’s $1,500 a day … kickoff’s six days away so they better hurry and find someone.

If you are looking for a legitimate rental, call or e-mail me if you see something in the MLS. Make sure it’s for real before you start driving through neighborhoods for no apparent reason.

There’s a lot of garbage being put into the Phoenix MLS and a lot coming right back out.

What a great idea rent your home during a big event in your town. I live in Florida and during past SuperBowel they brought in Cruise Ships and dock them for rooms for people but home rentals much more comfortable. The locals in Jacksonville loved it because cruise ships don’t usually go out of Jacksonville and there lights on the ships at night were pretty they commented in newspaper articles at the time. Don’t rule out T-Shirt sales people made a small fortune doing this during this event.

It’s a great idea IF your home is fully furnished and IF it’s a luxury rental because that’s really what people want if they’re going to pay 4 figures a day.

Still, the stadium only holds 64,000. How many rentals would you reasonably expect to be filled?
