I just received notice a few minutes ago that Shea Homes is planning to sell and leaseback its six model homes at Trilogy at Vistancia, a 55-plus active adult community in north Peoria. Sale prices will be determined within the next couple of weeks.
Six floor plans are for sale:
- St. Tropez – backyard has a neighbor behind
- Monaco – common area behind the home
- Positano – golf course lot
- Genova – golf course lot
- Tarragona – golf course lot
- Cartegena – golf course lot
Shea will leaseback the home for 5% of the purchase price, guaranteed for one year. After that first year, Shea will hold an option for 48 one-month renewals at the same rate at the builder’s option. So if you’re looking to purchase and generate some guaranteed income while waiting to make your move to Trilogy and the Valley of the Sun, these homes may be a worth a look.
Also, keep in mind these are model homes – upgrades are going to vary from home to home as they always do (builders vary the extent of the upgrade packages from one home to the next to display the full range of upgrades available). Shea says upgrades include granite counters, tile or wood floors, custom paint, granite in the bathrooms, designer cabinets and appliances and landscape options that include pools, spas, outdoor grills, fire pits and sitting areas.
As always, I can’t recommend enough that you bring your own agent to represent you on your first visit to the builder when considering purchasing a new build. Without an agent with you on that first visit, you cannot have separate representation and, much as my folks told me when I bought my first car, the sales people on site are not your friend – they are sales people representing the builder.
