One of the challenges of providing data about the real estate market in Peoria is the city’s just so damned big and there are a number of sub-markets within the larger Peoria real estate market. It also is a city without many natural divisions outside of a handful of larger subdivisions, which also makes classification difficult. ZIP codes don’t work because the larger ZIP codes, such as 85345 or 85382, encompass a number of these sub-markets with different characteristics.
And so, I finally decided if there weren’t natural divisions I’d create a few based solely on the pricing characteristics that come into play. The result is on the map below …
In the dark blue is “north Peoria”, which includes the far north subdivisions of Vistancia, Westwing and Sonoran Mountain Ranch.
The dark green includes several subdivisions along the Lake Pleasant Parkway corridor including Fletcher Heights, Fletcher Farms, Eagle Heights and Alta Vista Ranch.
Westbrook Village, a 40-plus active adult community with its own pricing and market characteristics, is in red.
Central Peoria, such that it is, is in the yellow and covers the area from Union Hills down to Thunderbird – Desert Harbor is the largest of the communities in this stretch.
And then comes southeast and southwest Peoria, which is everything south of Thunderbird on either side of Grand Avenue.
While it’s not perfection, it should give would-be buyers or sellers some idea of what’s happening in specific sub-markets. Of course, for more information, simply drop us a line and we’ll be happy to assist.
