    Let’s see, the house has great curb appeal, so it will draw lookers (I call them prospects).

    The house is over priced(it has not sold), but because it looks good, the listing agent can recover the marketing money he sank into the overpriced house by gathering prospects weekend after weekend after weekend after weekend after weekend … and selling them something properly priced during the week.

    Rhetorically back, do either of those scenarios help your sellers?

    I’m finding myself spending more time defending the “traditional” marketing I don’t do to sellers who have come to believe open houses and flyers at the curb are the end all be all when, in reality, they don’t do a great deal.

    Some houses have burned through 100+ flyers with nary a call. Shouldn’t that be an indication?

  • Non rhetorically- I am tired of wasting trees. I now have an 1-800 IVR number with a fax download for those who like paper. At least I get a shot at identifying those who have an interest. If they are really interested, they can provide me with their email or snail mail and I can get info to them. I usually call them back before they have left the neighborhood.

    I am closing on one listing that we ran through at least 600 flyers. Once we priced it where my consultation indicated in January, we got an offer the next day. Poor trees…

  • I’m thinking about abandoning the flyers in the interest of going green. But that involves me getting up to speed on the 800-call capture service I have available, similar to yours.
