Perfect for Buyers and Sellers in Fantasyland

KB Home, one of the nation’s largest homebuilders, and Disney Consumer Products announced today a unique collaboration to offer Disney Home product options to KB Home homebuyers. Disney Home products will be offered at KB Home Studios, the retail-like design centers in which KB Home homebuyers select options to personalize their new homes, beginning in 2008.

I’m thinking some of the more popular features will be Mickey’s Magical Interior Door Locks and Grumpy’s Finished Garage of fun.

One of the consistent challenges I’ve found in selling KB Homes for resale is the generally unfinished nature of the property because many things most buyers want – a finished garage, interior door locks, linoleum (if not tile) in the bathrooms – is an upgrade.

How adding the mouse ears will help on the score, I’m not certain.

On the flip side, KB provides some of the most affordable homes in the market so there always will be a buyer pool, assuming they survive the trip to the design center.

    Jonathan: My experience with KB is the same. They are clearly the $/sqft champion. Every kid gets a bedroom and Mom and Dad might even get a private retreat. The decorator (design center) deficiencies can all be rectified very easily at Lowe’s and for Realtor (that’s us) clients, we can even provide a 10% discount as well.

    I advise my buyers to make absolutely certain that they will stay in the home for 5+ years. My reasoning is that KB communities are so large that I do not want them to have to compete with the new home sales office as a resale. You never know when a buyer just might go for a $5000 ($2000 value) Mickey Mouse upgrade package allowance.

    As a home stager with Re$ale Design and Home Staging in Brainerd, MN – we know that statistics prove that a finished home with furnishings will sell faster and for a much better price. People do not want to have to use their imaginations when viewing prospective homes. They want a move in ready home with neutral colors and furnishings and accessories that pop. That way they see furniture placement, flow and highlighted architectural details.
    KB needs a professional home stager as part of their Marketing plan, not Mickey Mouse.

    Martha is famous for many things, but she is not a home stager. Although she may have a finger in the design of the home process, personally she is not there to do the show homes or to do a consultation for prospective buyers to make a quicker and higher sale of their existing homes.
    I see KB reports that they have models and there is a good reason for that, which I expressed above.
