Phoenix Market Update – April 1

As of the moment, there are 10,063 detached homes for sale in Maricopa County. This remains about 10 percent below where we were at the start of the year.

Local mainstream media finally is catching on. Channel 3 last week ran a quick story that said we’re in a sellers’ market, so I guess that makes it official. Even though, you know, I’ve been saying the same thing for much of the past year.

Bank owned homes remain almost non-existent – there are 616 on the market – and even short sales have dropped off a cliff – there only are 475 on the market.

Not sure how many times I can say this, but if you’ve ever considered moving from your house into something larger or in a different area, now is the time … while the market remains bifurcated and there’s room to negotiate on your new purchase while holding firm on the price on your sale.
