Quick Look at Inventory Levels in Phoenix

Evernote Camera Roll 20130112 114757Been a little busy with the winter retirement real estate season in full swing, so here’s a quick look at the numbers …

As of the moment, there are 11,188 single family detached homes in Maricopa County. 52 are those are priced at $50,000 or under, 677 are at $100,000 or less.

The most expensive? A mere $24,500,000 for six bedrooms, 14 bathrooms and more than 20,000 square feet.

There are 765 short sales available, 84 HUD homes and 829 bank owned listings.

It remains a fairly strong sellers market up to around $125,000; at that point, it’s possible to negotiate prices down a touch though financed offers still are going to have a difficult time in an investor-dominated cash market.
