This is an idea whose time actually came about a year ago and has bubbled at the edges of my consciousness ever since … a compendium of information on the Phoenix real estate buying process directed exclusively at foreign buyers and Canadians in particular.
There’s this button at the top of the page which used to lead to all the posts I’ve written about how Canadians could take advantage of the then-weak U.S. dollar to purchase real estate here in the States. Then that changed into a list of the most poignant posts dealing with that topic.
Neither is sufficient for the purpose, however. And since the consistent flood of traffic to my website from across the border hasn’t slowed noticeably even with the weakining of the Canadian dollar over the past five weeks, the time has come to create what I have wanted all along, even if I never realized it – a dedicated website on the topic as a sub-site of this site.
The challenge I face now is time. Family obligations and property showings are going to dominate my calendar over the next several days, which means this project could be on hold until next week even though I’d prefer to have it up and running sooner.
As a tease, here’s what the site should cover when complete:
- Escrow – from initial offer to the close
- Homeowners associations – what they are and why they matter
- FIRPTA – what it is, why you need to know about it
- Property managers – why they’re necessary if you’re investing
- What you can and can’t do to your own home
- Financing domestically
- Currency conversion
There probably are a dozen other things that aren’t springing to mind at this stage of the game, but they’ll come in time and will end up added to the site.
At the end of the day, my hope is this site will be the one-stop shopping ground for anyone outside the U.S. looking to purchase Phoenix real estate. Ambitious, yes. But possible.[tags]Canadian buyers, Phoenix real estate[/tags]
