Received an e-mail from a long-time client concerned that her home search only was showing homes for sale in Sun City West and not Westbrook Village. I told her the search is fine, it’s the market that’s broken – 44 total properties for sale, which is just over half of normal for this time of year – and 30 of them are detached homes. That means there are 14 casitas for sale. Total. Ridiculous …

I’ve been unable to get this one out of my head – the agent who said they call on every Active with Contingencies and Pending listing because “it never hurts to write.” It may not hurt, but how can that possibly help? I wrote an offer on a short sale over the weekend and we were deep in the pack; of the 13 offers received, one was signed by the seller and the other four are backups. I think it might be slightly more productive to visit used book stores looking for an original copy of the Magna Carta …

Speaking of odd finds at book stores, my seventh-grader is learning about World War II in school and so she was watching a documentary on the rise of the Third Reich that included some actual footage. It reminded me of a former co-worker who was travelling in Europe and purchased a small, postcard size photo album in a used bookstore filled with color photographs from the early days if the Third Reich. Back to real estate, there was a rumor emanating from the West Coast that sellers on short sales might not be looking for the highest possible offer, just in case that buyer backed out. It didn’t make much sense then and it was definitively disproved on this latest short sale offer attempt. Write your highest and best on just about anything you’re buyer priced below $150,000 or so or wait and see if inventory levels rise …

As of this morning, we’re still at 7,900-odd detached homes for sale which means, at least for the moment, we’re finding a minimum level. Only time will tell if that’s going to hold …
