Active With Contingencies (MLS)
Active With Contingencies - a status in the Arizona Regional MLS denoting that an offer has been accepted on a property but that there are contingencies attached to the offer. There are three versions of AWC:
AWC-C - the sale is contingent upon the buyers’ selling their own property before the sale can be completed. This also is the status most commonly used when offers on short sales have been accepted by the seller and forwarded to the lender for approval.
AWC-I - the seller has given the listing agent written instructions to continue marketing the property as active, even after the offer has been accepted.
AWC-O - there’s an existing option to purchase the property (i.e., a lease option that could be exercised.) This status is seen very rarely.
Days on market continue to accrue while a property is listed as AWC.
