Buyer Broker Agreement

Buyer broker agreement - the employment contract between a buyer and a real estate agent/brokerage. In this agreement, compensation generally is defined as well as the scope of the buyer’s search and the steps the real estate agent/broker will take to assist the buyer in finding a property.

Under the Arizona Association of REALTORS’ buyer broker agreement, a buyer also agrees not to visit open houses or new home communities without their agent. If they do so and purchase a property, or if they buy a property without the agent with whom they’ve signed the agreement, they will owe that agent the commission as agreed upon.

Buyer broker agreements are becoming more common as buyers armed with information from the Internet become increasingly prone to contacting multiple agents in the same geographic area.
